FREQUENTLY ASKED QUESTIONS ABOUT TINY HOUSES

The size of the trailer can be tailored to suit individual preferences and lifestyles.
To maintain a certain degree of mobility, a length of 6 meters is reasonable.
For more space—whether you have children or want to leave your Tiny House on your property without moving it (or only very rarely)—a length of 7 or 8 meters, or even longer, will be perfectly suitable.

To be allowed on the road, it must meet certain standards:

  • Height: 4.3 meters maximum.
  • Width: 2.55 meters overall. If the vehicle is wider than this, you must report each trip to the prefecture as an “Oversized Load.”
  • Length: 12 meters maximum.
  • Weight: 3.5 tons with a Class B license, or more with a Class C1 license.

With the exception of certain special models made to order, all our Tiny Houses are approved for use on public roads. They meet legal requirements regarding weight and dimensions and come with a European Certificate of Conformity (European COC).
A Tiny House weighing around 3.5 tons can be towed by a vehicle with a towing capacity of 3.5 tons. Your vehicle’s towing capacity is calculated using the F.2 and F.3 fields on the towing vehicle’s registration certificate:
Towing capacity = GVWR (gross vehicle weight rating) of the vehicle (F3) – GCVW (gross combination weight rating) of the vehicle (F2)
Generally, 4x4s, pickups, or vans meet the required specifications.

To tow your 3.5-ton Tiny House, you must obtain a BE license (trailer license). The cost ranges from €600 to €900. You must retake the written driving test if you obtained your license more than 5 years ago. Once that’s done, the BE license can be obtained very quickly.
Alternatively, you can ask a friend with a BE license or a specialized transport company, who will have more experience with this type of transport!

For vehicles weighing more than 3.5 tons, a CE1 license is required.

We handle the delivery of the Tiny House to your property (see property accessibility).
Once on site, we level it using a laser level and secure it with ratchet jacks.
Delivery costs are calculated based on the number of kilometers traveled. Generally, the total ranges from €2,000 to €3,000, including tax.

Thanks to our detachable trailers, it’s perfectly possible to remove the Tiny House from its trailer.

For customers who do not require a mobile home, all of our Tiny Houses can be delivered as stationary units. We handle both delivery and installation.

Our Tiny Houses are typically built in 4 to 5 months. We’ll keep you updated on the progress of construction and notify you of any delays caused by unforeseen circumstances.

Your Tiny House must be insured both as a trailer and as a residence.
On the road, the Tiny House is considered a trailer and must be insured as such. Check with your insurance agent, as sometimes the insurance for the towing vehicle may cover the Tiny House.
When parked on the ground, it must also be covered by standard home insurance or mobile home insurance.

Some insurance companies offer a specialized policy that covers the risks associated with using a wood stove in a tiny house.

If the property is located in an area with a municipal sewer system, it must be connected to the city’s wastewater disposal system.
If the property is located in an area with an individual/autonomous sewer system, it must have its own autonomous sewer system.
As for electricity, it’s very simple! Simply plug the Tiny House into a 220V outlet if you have an electrical meter on your property (we provide the power cable).

It is possible to work toward energy self-sufficiency. There is no one-size-fits-all solution for energy self-sufficiency; it all depends on your energy consumption habits, your region, and the appliances you want to power. It’s a case-by-case basis.

In theory, alternative dwellings can only be installed on land zoned for construction.
However, since the passage of the ALUR law, the PLU (local urban planning plan) has designated specific plots (land normally not zoned for construction) reserved for lightweight and demountable dwellings (yurts, tiny houses, teepees, travel trailers, etc.). It is therefore possible to install a removable/mobile home year-round only if the non-buildable land is designated as a “pastille.”
It is possible that a municipality has not updated its urban planning document. You can contact your local town hall to inquire about “pastille” zones or to obtain an installation permit.

If you plan to stay on your property for more than three months, you must submit a preliminary notice of construction to the town hall (if the floor area exceeds 20 square meters, you must apply for a building permit).
